Stay Occupancy is a measurement that is a major contributor to market share
domination and our hotels are always at the top. As a Residence Inn
Portfolio, our hotels as a group exceed the very strong brand market share
percentage of 128 by more than 10% and although our costs per occupied room
are well below those achieved by other Residence Inns, our Guest service
scores exceed brand standards in almost every category. |

While under our management, our
Mentor and Westlake Residence Inns won the Hotel of the Year award and our
General Manager of the Residence Inn, Downtown, earned the Diamond General
Manager of the Year Award in 2005. For most of the 2004 season, this hotel
ranked #1 out of 453 Residence Inns in Overall Cleanliness and our Mentor
property ranked #1 in fewest reported problems for 2005. In 2006, our
Residence Inn General Manager in Troy, Ohio earned the award for the best
New Hotel opening of the Residence Inn brand. |

Director of Sales was awarded the top sales achievement Award for the Brand
and our Residence Inn sales force consistently outperforms their competitors
in attracting new business. |
