     Ceres Enterprises addresses the sales effort with both a sophisticated and personal approach to direct sales as well as a refined and effective strategy for revenue management.  The result of our sales emphasis has assured us a REVPAR market share of no less than 120% for each of our hotels.  Our Residence Inn portfolio actually achieved an outstanding 150% REVPAR market share for 2005. 

     We emphasize and require all General Managers and Front Desk Associates to be leaders in the sales effort with productive development of sales leads. This is accomplished through specifically directed conversations during check-in and check-out, breakfast, and hospitality hours.  This emphasis enables the sales managers to have a constant supply of sales leads that inevitably leads to strategies to entice each individual company.  This strong direct sales approach is a major part of each of our hotel’s operations.
